They are a fantastic tool for vetting potential buyers. Virtual tours are better at selling a home than property descriptions, traditional photos, or real estate videos. Potential buyers who have viewed the tour are already interested in the home when they call to inquire. They also weed out uninterested parties.
They help win listings. Sellers love virtual tours. REALTORS® who provide virtual tours are more likely to win real estate listings than real estate agents who don’t.
What you see is what you get. Virtual tours, like Matterport™ or iGUIDE®, give buyers an accurate understanding of the property layout and can include accurate floor plans with square footage and room measurement calculations.
They help buyers with limited mobility. Often overlooked are buyers who face mobility challenges. Virtual tours can be a blessing for those who face mobility challenges by ‘pre-selling’ the home before making arrangements to view the property in person.
24/7 access to the home from anywhere. Buyers located across the country or the world can view listings before making house-hunting trips. And in some cases, virtual tours can provide sufficient information to make home purchases sight unseen.

Generally, we can have your virtual tour returned to you within 24 hours. Because both Matterport and iGUIDE have to process each tour, there is always a risk the turnaround can be longer. We will keep you advised in the event the tour is delayed.

We offer two packages for Matterport and iGUIDE - one with photography, the other without. When photography is included for Matterport, we shoot exteriors with a professional mirrorless camera, and the exteriors are pulled from the Matterport™ camera. When photography is ordered with iGUIDE, we shoot the entire property with a professional mirrorless camera.

Yes. The Matterport™ Pro 3 camera is leaps and bounds above previous camera generations regarding photo quality. We do, however, edit all photos to ensure the highest quality before delivering them to clients.

Yes. Floor plans are provided with every iGUIDE tour. We can provide floor plans of your Matterport model for an additional fee.
Our floor plans for both tour types are said to be accurate to within 1%, and include ‘interior’ square footage calculations for each floor scanned.

Yes. iGUIDE measurements are provided with each tour.
There are two ways to measure rooms with Matterport™.
Order floor plans. Floor plans come with room measurements.
Use the Matterport™ measuring tool. The measuring tool allows you to take room measurements from within the Matterport™ model.

Yes. Neither PicPros nor the tour providers copyright the floor plans we deliver. So provided the local real estate board allows floor plans to be uploaded to the MLS® system, there are no restrictions to their use.

Yes, to within 1% when scanned with a lidar scanner (although likely much more accurate). Ultimately, however, it will be up to the listing agent to determine whether the margin of error on any measurement falls within the acceptable range established by the real estate board.

Yes. The iGUIDE report will provide interior and exterior square footage area per floor.
Matterport floor plans will provide interior square footage areas per floor.

Geowarehouse prohibits publishing square footage data when purchasing the information from Geowarehouse property reports. So if the information is obtained from Geowarehouse, it should not be used in your MLS® listing. There should not be a restriction for using square footage when obtained from a third-party virtual tour. However, prudence should always be used when publishing this information, especially when a buyer may be relying on this information in making purchasing decisions.
